Most people think they are, but here's a story to illustrate the difference. A young lady, Judy, came to me after being denied by two lenders. Despite having a 10% down payment, good credit, and a slightly high debt-to-income ratio, they said she couldn't qualify.
I suggested switching from conventional financing to FHA. Instead of 10%, we put down 8% and used the remaining 2% to buy down her interest rate, reducing it from 7% to the high fives! This saved her hundreds of dollars monthly and got her into her dream home. 🏡
